Arcapita plans an additional $1.5 billion investment in GCC logistics and industrial properties.

Bahrain-based investment firm Arcapita plans to invest an additional $1.5 billion in industrial and logistics properties across the Gulf over the next 24 months.

The investment programme will focus on warehouses, industrial facilities and properties designed for specific business needs.

Arcapita announced the plan on 2 November 2026 during the Gateway Gulf investment forum in Bahrain. The company says the new investment will build on its existing portfolio of more than $2 billion in the sector.

New investment will target key GCC markets

Arcapita plans to develop and acquire industrial and logistics properties across major Gulf markets.

The company will focus on facilities that meet the needs of regional and international businesses.

One priority is build-to-suit development. Under this model, developers design and build facilities around a customer’s specific requirements.

For example, a logistics company may need a large warehouse with specialist storage areas, loading facilities and direct access to transport networks.

This approach can help businesses secure facilities that match their operations.

Lintara Properties will support the expansion

Arcapita will use its dedicated platform, Lintara Properties, to support the investment programme.

The platform manages industrial and logistics real estate assets across the UAE, Saudi Arabia and Bahrain.

According to Arcapita, Lintara manages around 6.6 million square feet across 32 properties. Its assets under management exceed $2 billion.

The platform will help identify opportunities, develop new properties and manage completed facilities.

Existing projects show the company’s regional focus

Arcapita has already invested in several major logistics developments across the Gulf.

In Saudi Arabia, the company has started construction of the ASMO logistics hub at King Salman Energy Park, also known as SPARK.

The project covers around 1.4 million square metres and will support industrial and logistics operations.

In Dubai, Lintara completed a purpose-built facility of 30,000 square metres for logistics company DSV in Jebel Ali Free Zone.

The company also started work on a further 20,000-square-metre Grade A logistics centre for DP World in Jebel Ali.

These projects form part of Arcapita’s wider industrial property strategy.

Why logistics properties are attracting investment

Gulf countries continue to invest in transport, manufacturing and trade infrastructure.

As a result, businesses need more modern warehouses and industrial facilities.

E-commerce also creates demand for storage space and faster distribution networks. Meanwhile, manufacturers and logistics operators want reliable facilities close to major transport routes.

Companies are also looking to strengthen supply chains and reduce disruption.

These trends create opportunities for investors in industrial property.

However, new developments still depend on tenant demand, construction costs, financing and local market conditions.

Bahrain strengthens its investment position

Arcapita’s announcement also highlights Bahrain’s role as a regional financial centre.

The company is headquartered in Bahrain and operates across several international markets.

Its investment programme will cover multiple GCC countries, rather than focusing on Bahrain alone.

The plan also supports wider regional efforts to attract private investment into infrastructure and business facilities.

What the $1.5 billion plan means

Arcapita’s proposed investment could add new warehouses and industrial properties across the Gulf.

It may also create opportunities for construction companies, logistics operators, property managers and other service providers.

However, the company has not announced a country-by-country allocation or a detailed project list for the full $1.5 billion programme.

The investment is a plan for the next 24 months, not a statement that the entire amount has already been deployed.

The next stage will depend on project selection, partnerships and development timelines.

For the GCC logistics market, the announcement signals continued investor interest in modern industrial infrastructure.
